About this template
Suits strip-out, fit-out, refurbishment and demolition contractors removing non-structural linings, ceilings, partitions, floor coverings, joinery and fixtures inside a building. It covers asbestos checks, isolating services, dust, manual handling, waste removal and handover. Removing load-bearing parts of a structure is outside it and needs a separate demolition SWMS and plan.
Strip-out is high risk construction work only when it involves a trigger in WHS Regulation section 291, such as likely disturbance of asbestos, work on or near energised electrical services, or a risk of falling more than 2 metres, and a SWMS is then required (section 299); otherwise it works as a written safe work procedure.

What is covered in our internal strip-out and soft demolition SWMS?

- Cutting gas, refrigerant or water lines
- Silica dust from concrete, tiles and screed
- Engineered stone benchtop dust
- Falls from ladders, platforms and through ceilings

- Noise and vibration from demolition hammers
- Manual handling of heavy joinery and waste
- Cuts from glass, sheet edges and sharps
- Lead paint, mould and insulation fibres
- Falling debris from chutes and openings
- Heat in ceiling voids

- Licensed asbestos removalist for any removal of friable asbestos or more than 10 square metres of non-friable asbestos (class A, or class B for non-friable only); up to 10 square metres of non-friable asbestos may be removed by a competent person trained under section 445 (section 458); asbestos removal is not covered by this SWMS
- Electrical work licence holder (licensed electrical worker) to disconnect, isolate and remove electrical wiring and fittings; gas work licence holder for gas work; licensed plumber for plumbing and drainage lines; refrigerant handling licence holder for refrigerant lines
